The space
Great curb appeal with landscaped front and back yard with easy access parking by the front door and down below by the garage. Great open living space with vaulted ceilings and full-length windows that let in natural light and gorgeous green views of the trees that surround the property. 4 bedrooms (3 up / 1 down) with 2.5 bathrooms, (2 up / .5 down) and a bonus space for games or movies downstairs. There’s a large deck with dining room and sitting area to dine, relax and entertain.

Most basic amenities for cooking are included in the kitchen. There is no crockpot/slow-cooker, so bring your own if needed.
All bathrooms have basic toiletry needs; however, you are welcome to bring your own towels, and of course, remember to bring your own toothbrush.

By booking this stay, you agree to follow the house rules listed below.
Check-In / Check-Out
Check-in: 4:00 PM
Check-out: 11:00 AM
Early check-in or late check-out may be available for an additional fee, if approved in advance.
Guests & Occupancy
The total number of guests must match your reservation.
No parties, events, or large gatherings unless approved in writing.
Exceeding the maximum occupancy may result in immediate cancellation without refund.
Smoking
Smoking is not allowed inside the home.
Improper disposal of cigarette butts will result in a $150 cleaning fee.
Age Requirement
The primary guest must be 25 years or older.
Cancellations
Cancellation policies follow Airbnb guidelines.
No refunds for no-shows or early departures.
Cleaning
The home is professionally cleaned before arrival.
No daily housekeeping is provided.
Excessive cleaning may result in an additional charge of $50 per hour (1-hour minimum).
Water & Septic
The home uses well water and a septic system.
Please flush only toilet paper.
Improper use may result in repair charges up to $500.
Utilities & Internet
Internet, satellite, or power interruptions may occur and are outside our control.
No refunds are issued for utility outages.
Weather & Travel
No refunds for weather-related issues.
Winter travel requires 4WD/AWD or chains.
Children & Safety
Children are welcome but must be supervised at all times.
Guests assume responsibility for safety and personal belongings.
Pets
No pets allowed, including cats.
Approved service animals must be disclosed in advance with proper documentation.
A $100 cleaning fee applies for approved service animals.
Undisclosed animals will result in immediate cancellation without refund.
Quiet Hours
Quiet hours are 10:00 PM – 8:00 AM.
Repeated noise complaints may result in a $150 fee and cancellation without refund.
Keys & Access
Lost or unreturned keys will result in re-keying charges.
Supplies
A starter supply of household items is provided for 1–2 days.
Firewood is not provided.
Damages & Fees
Guests are responsible for damages, excessive cleaning, or rule violations.
Charges will be applied through Airbnb.
Right to Terminate
The host reserves the right to end the stay without refund if house rules are violated.
